Exposure category C

Note: 10,000 dividing line is Kipling in most, if not all, areas.

Single family/duplex homes are Risk Category II.

ULTIMATE WIND SPEED

Please include Wind Calculation in the Engineer Letter/Structural Calcs.

Risk Category I

Buildings and structures shall be 130 mph Vult for all structures east of the 10,000 West block and 155mph Vult for all other structures in all other locations.

Risk Category II

Buildings and structures shall be 138 mph Vult for all structures east of the 10,000 West block and 166 mph Vult for all other structures in all other locations.

Risk Category III and IV

Buildings and structures shall be 148 mph Vult for all structures east of the 10,000 West block and 178 mph Vult for all other structures in all other locations.

Snow Load

Snow Load Notes

Roof snow load: 30 PSF. Engineering letter and engineer calculations must use a minimum roof snow load of 30 psf per 2021 IRC Table R301.2 and the Lakewood Amendments.

Per recent AHJ kickbacks the D+F (psf) must be 33 psf. City of Lakewood states that any value under 30 psf is impossible if we are using a 30 psf non-reducible snow load.

ESS Notes

No published information about battery placement. Mays, Jovan. AHJ: City of Lakewood (CO). Equipment in garage no longer required. [DCR 122820] Battery and inverter are supposed to be inside the garage. [DCR 083120] PM required for projects over 10kW-DC. Call out STEEL PRODUCTION METER, 120/240V 3-WIRE . Install a brass tag that says PV PROD and the house number but not the whole address. For example, if the address is 6200 West Mexico Avenue, the brass tag should say PV PROD 6200 .

Plan Set Requirements

Structural connections must be directly connected to the roof framing through not more than one layer of asphalt shingles. Special connection details will be considered by the Building Official as an alternate connection method. Connections cannot be made through tile or wood shingle roofs. The roof connection must be flashed with an approved system. Connection to the roof sheathing only is not allowed. Structural connections must be too solid framing. There must be no fewer than 2 connections per solar panel. The panel systems cannot obstruct any plumbing or mechanical vents. Provide spec sheets for flashings, mounting system grounding and bonding, and panel compatibility sheet. * Add SFM railless UL2703 cert for SFM projects to plans.

Roof Plan

DO NOT COVER ANY TYPE OF ROOF VENTS WITH PV MODULES STRUCTURAL CONNECTIONS MUST BE DIRECTLY CONNECTED TO THE ROOF FRAMING THROUGH NOT MORE THAN ONE LAYER OF ASPHALT SHINGLES.

Ground Mount Notes

Soil Class: Clay For ground-mounted solar systems you must also provide:  Plot Plan was drawn to 1” = 30’ or larger standard engineering scale. See page 3 of this handout for an example of the required plot plan.  You may draw a plot plan or you may use an Improvement Location Certificate (ILC) as your Plot Plan submittal. Make a copy of the ILC and add the required information. Draw the proposed solar panel location on the copy of the ILC using the same scale as the original.  Include north arrow and scale used.  Provide the property address and names of all adjacent streets.  Show all property lines and easements with dimensions.  Show the footprint of the existing home and the new solar panels.  Show all existing accessory buildings and label type and dimensions (e.g. 10’ x 12’ shed).  Show all walks, drives, and patios.  Provide dimensions on all sides from the new solar panels to property lines and other structures on the lot. Structural analysis of the existing roof and calculations for the new installation must be performed by a registered Colorado Professional Engineer when:  The new panel system exceeds 3.5 pounds per square foot  The existing roof has multiple layers of roof covering  Panels are not installed parallel to the roof surface (they are installed at a slope that is not parallel to the existing roof)  The system is installed greater than 12” above the existing roof surface  The roof structure is a flat roof system  The system is to be installed on a commercial building.
