Ground Mount Design Requirements
- Impervious Surface Schedule - Required for all ground mount jobs. Show all surfaces that block stormwater absorption (buildings, pavement, walkways, patios, gravel, decks, etc.).
- NJDEP Requirements - If NJDEP applies, a signed and notarized āRegulation Areas Release/Indemnificationā is required. (Confirm foundation type if concrete is restricted.)
- Zoning Submission - Provide a property survey that shows: Setbacks, Lot coverage, Height of solar panels
- Required buffer: continuous single row of evergreen landscaping, 6 ft tall at planting, around array and equipment.
Array Rules
- Max height: 5 ft.
- Evergreen buffer required (6 ft at planting, zoning officer approval).
- Cannot occupy minimum side yard setback of principal structure.
- Individual solar-powered light fixtures with their own panel are allowed without a zoning permit.
Definitions (to help with survey + zoning):
- Impervious Surface - Any structure/surface preventing stormwater absorption (e.g., concrete, gravel, stone, decks, patios, pavers, roads, etc.).
- Improved Lot Coverage - Any area of a lot covered by impervious surfaces (buildings, driveways, sidewalks, pools, patios, etc.).
